Booking terms and conditions

Who you are contracting with

Bookings on this website are managed and charged by DOBO HOMES, S.L., tax number B87740007, registered at Calle Toledo, 28, 2nd floor left, 28005 Madrid, Spain. You can reach us at info@dobohomes.com or on +34 919 03 81 44.

Depending on the property, the service is provided by DOBO HOMES, S.L., another company in its group or the owner of the property, on whose behalf we act. Who it is in your case is shown on the invoice for your stay.

How a booking is made

• You choose dates and property and check availability and price.
• You choose one of the rates available for those dates.
• You enter your personal and billing details.
• You pay through the payment gateway, in its own secure environment.
• You receive an email confirmation with the booking details and the link to complete online check-in.
• Once you complete online check-in, you receive the access instructions for the property.

The booking is not formalised until payment is complete and you have received the confirmation. The language of the contract is Spanish.

Prices and taxes

Prices are shown in euros and are the total you pay: they include cleaning and the applicable taxes, such as the 10% VAT on accommodation services where it applies. None of our properties is currently in a municipality with a tourist tax, so there is nothing extra to pay.

The price shown corresponds to the selected dates and number of guests. Changing them may change the price.

Right of withdrawal

IMPORTANT NOTICE: the fourteen-day right of withdrawal does NOT apply to accommodation bookings for a specific date. This follows from Article 103.l) of the Spanish consolidated Consumer Protection Act, which excludes from that right contracts for accommodation services other than for residential purposes where a specific date of performance is provided for.

This does not leave you unprotected: what applies instead are the cancellation terms of the rate you chose, described below and shown to you before you pay.

Cancellations and changes

We offer refundable and non-refundable rates. Which is which is stated clearly when you choose, before you enter any details.

• Refundable rate (the “Flexible rate”): you can cancel free of charge up to 48 hours before check-in time and we refund everything you paid. If you cancel later, or do not show up, the full stay is charged.
• Non-refundable rate: it has a lower price in exchange for not allowing refunds. If you cancel or do not show up, the full stay is charged.
• Changing dates: with the refundable rate you can ask for it up to 48 hours before check-in time by writing to info@dobohomes.com. It depends on availability, and any price difference is charged or refunded. The non-refundable rate does not allow changes.
• If we cannot provide the accommodation: we offer you another property of the same or a higher category at no extra cost or, if you do not accept it, a full refund of what you paid.

Check-in, check-out and stay

• Check-in: from 16:00. Check-out: by 11:00. If the property page shows different times, those apply.
• Check-in is self-service, using the instructions you receive when you complete online check-in.
• Some properties require a security deposit, handled separately from the booking payment and released after check-out if there is no damage. If yours does, we tell you during check-in.
• Identification details for every guest must be provided for the traveller register.
• House rules: no more guests than the maximum occupancy on the property page; no parties or events; no smoking indoors; quiet hours for the neighbours between 22:00 and 8:00; and no pets unless the property page allows them.

Complaints

You may address any complaint to info@dobohomes.com. Tourist establishments hold official complaint forms available to customers: you will find them at the property and, if you prefer, we will email them to you on request.

Governing law

These terms are governed by Spanish law. As a consumer, you retain the right to bring proceedings before the courts of your place of residence.
